Kitchen Renovation Islington

Most Lambeth kitchen renovations follow one of two paths: a straight kitchen replacement in the existing room, or a knockthrough that removes the wall between the kitchen and the rear reception room to create one open-plan kitchen-diner. In Lambeth’s Victorian terraces, from Brixton and Stockwell through Clapham, Herne Hill and Tulse Hill, the knockthrough is the most popular kitchen project.

Budgets vary widely across the borough. Clapham (SW4) has a strong market for bespoke and handmade kitchens, while across Brixton, Stockwell and Streatham most projects are mid-range replacements and knockthroughs.

This guide covers kitchen renovation costs across Lambeth, the knockthrough in detail, planning and Party Wall rules, what to expect in Victorian and Edwardian homes, bespoke kitchens in Clapham and Herne Hill, and how to find a vetted specialist.

Kitchen renovation costs in Lambeth

Kitchen renovation costs in Lambeth range from £6,000 for a basic flat-pack replacement to £120,000 or more for a bespoke handmade kitchen in a large Clapham home. The biggest cost variable is usually not the kitchen itself but whether the project includes a knockthrough, which adds structural work, Building Regulations, Party Wall notice and several weeks to the programme.

Most of Lambeth sits at or near the London average for construction and kitchen fitting costs. Clapham (SW4) is the exception: labour, access and the kitchen market itself run 15–25% above the London average, in the same tier as Battersea in Wandsworth. Vauxhall and Kennington (SE11, SW8) run 10–20% above.

The Lambeth knockthrough: opening your kitchen into the rear reception

A typical Lambeth Victorian terrace has a front reception room and a rear reception room on the ground floor, with a narrow kitchen behind them in the rear outrigger. The rear reception and the kitchen are separated by a load-bearing wall. Remove it, install a steel beam to carry the load, and the ground floor opens into a kitchen-diner of around 20-35m².

A knockthrough is a structural project, not a planning one. Removing an internal wall is an internal alteration, so it doesn’t need planning permission, including in Lambeth’s 62 conservation areas. The exception is a listed building, where Listed Building Consent is needed for any internal alteration. Every knockthrough needs Building Regulations approval, and most need Party Wall notice too (see below).

What the knockthrough involves

  • A structural engineer calculates the size of the steel beam (RSJ or flitch beam) and the padstones it sits on
  • Party Wall notice is served on your neighbour if the beam will bear into the shared party wall
  • Temporary props support the floors above while the wall is opened
  • The steel beam is installed, and Building Control inspects the structural work
  • Walls are made good, floors are levelled across the new combined room, and the kitchen is fitted

What it costs in Lambeth

  • Structural work only (engineer’s design, props, opening, beam and Building Control): £8,000-£15,000
  • Knockthrough plus a mid-range kitchen: £20,000-£38,000
  • Knockthrough plus a high-spec kitchen: £38,000-£65,000
  • Knockthrough plus a bespoke kitchen: £50,000-£120,000+

Party Wall notice for a knockthrough

In a terrace, the new beam usually bears onto the party wall you share with your neighbour, and cutting into a party wall to take a beam is covered by the Party Wall etc. Act 1996. You must serve notice on the adjoining owner at least 2 months before that work starts. If they consent in writing within 14 days, you can go ahead; if not, a party wall award is needed. Budget £800-£1,500 if a surveyor is required, and serve notice early so it doesn’t hold up your start date.

The kitchen island question

After a knockthrough, the combined kitchen-diner in a typical Lambeth terrace is around 3.5-4.5m wide. A full island needs at least 4m of clear width to leave enough space to move around both sides. Many Lambeth terraces are right on that margin, so an island works well in some homes and feels cramped in others. A peninsula, attached to the units at one end, is often more practical and gives most of the same benefits. Measure the room before designing an island into the layout.

Most kitchen renovation work in Lambeth doesn’t need planning permission.

Usually no planning permission needed

  • Replacing kitchen units, worktops or appliances in any home and any conservation area
  • Removing an internal wall for a knockthrough (except in a listed building)
  • Installing underfloor heating, new electrics or an internal extractor
  • Replacing a window in a house outside a conservation area, provided the new window looks similar to the old one

When you may need permission

  • Windows in a conservation area covered by an Article 4 Direction. Many of Lambeth’s conservation areas have Article 4 Directions that remove the right to change windows without permission. Where one applies, replacing your kitchen window needs planning permission, and Lambeth expects like-for-like timber rather than uPVC. Check the profile for your conservation area before ordering windows.
  • Windows in a flat. Flats don’t have the same Permitted Development rights as houses, so replacing windows in a flat usually needs planning permission.
  • External flues and ducts in a conservation area. A flue or extract duct on the front of the house, or on a side wall that faces the road, needs planning permission in a conservation area. A small vent on the rear wall is usually fine, but check with Lambeth Planning if you’re unsure.
  • Listed buildings. Any alteration, inside or out, needs Listed Building Consent.

Building Regulations

A knockthrough needs Building Regulations approval for the structural work. Your builder or structural engineer will usually manage the application; budget £700-£1,200 for fees. New electrical circuits and gas appliance connections also need Building Regulations sign-off, usually self-certified by a registered electrician (Part P) or Gas Safe engineer.

Victorian and Edwardian kitchens in Lambeth: what to expect

Victorian terraces (Brixton SW2/SW9, Stockwell SW8/SW9, Herne Hill SE24, Tulse Hill SW2, Clapham SW4)

The kitchen in a Lambeth Victorian terrace is typically a narrow room in the rear outrigger, around 2.5-3.5m wide and 3-5m long, with a rear window and the side return running alongside it. Things to plan for:

  • Lime plaster. Original Victorian plaster is lime-based, breathable and flexible. Where it’s disturbed, repair it with lime-compatible materials rather than a standard gypsum skim, or damp can get trapped behind it. An experienced fitter in Lambeth’s Victorian homes will know this, so ask.
  • Lead pipes. Victorian homes often still have lead supply pipes, especially where the cold mains enters the kitchen. If you’re replumbing, check for lead and replace it as part of the project. Your water supplier can advise on the pipe outside your boundary.
  • Windows. If the kitchen window is original or draughty, replacing it during the renovation makes sense. Check first whether your conservation area has an Article 4 Direction covering windows (see the planning section).
  • The side return wall. The kitchen’s outside wall facing the side return is often the dampest in the house. If you aren’t infilling the side return, check for damp and make sure the room is well ventilated before tiling.

Edwardian semis (Streatham SW16, Streatham Hill SW2, West Norwood SE27)

Edwardian kitchens are usually larger and lighter than Victorian terrace kitchens, and the wider plan often allows a kitchen extension or knock-through with fewer constraints. Lead pipes are less common but still possible in earlier Edwardian homes. Original quarry or encaustic floor tiles are worth keeping if they’re in good condition, as they add character and value.

Bespoke kitchens in Clapham and Herne Hill

Clapham (SW4) has one of the strongest bespoke kitchen markets in south London. In Clapham Old Town, Abbeville Village and the streets around Clapham Common, property values often justify a £50,000-£120,000 kitchen. The same is true in Herne Hill (SE24), where the Victorian villas and large terraces around Brockwell Park attract buyers who invest heavily in kitchen design.

A bespoke kitchen project in Clapham or Herne Hill typically involves:

  • In-frame or shaker-style painted cabinets, made to order with an 8-16 week lead time
  • Quartz, granite or marble worktops
  • High-specification integrated appliances from brands such as Miele, Siemens, NEFF or Gaggenau
  • Underfloor heating, either a wet system in the screed or an electric mat
  • A kitchen designer involved from the start

The kitchen designer is separate from the manufacturer and the fitter. On a bespoke project, bring one in early: they handle the space planning and materials and coordinate the manufacturer, fitter and other trades.

Bespoke kitchen timelines

Once the design is agreed, a bespoke kitchen takes 8-16 weeks to make. That lead time often sets the pace for the whole project, so agree the design and place the order before any building work starts. For a knockthrough plus a bespoke kitchen in Clapham, allow 6-9 months from first instruction to completion.

How long does a kitchen renovation take in Lambeth?

  • Straight kitchen replacement (no structural work): 5-10 working days on site. Confirm unit and appliance delivery dates before booking your fitter.
  • Knockthrough plus a standard kitchen: 6-10 weeks on site. Allow 4-6 months from decision to completion, including the engineer’s design, the 2-month Party Wall notice period, Building Regulations and kitchen ordering.
  • Knockthrough plus a bespoke kitchen: 6-9 months in total. Place the kitchen order before work starts on site.
  • Window replacement needing planning permission: if your conservation area’s Article 4 Direction covers windows, allow about 8 weeks for a decision before fixing a start date.

How do I find a vetted kitchen renovation specialist in Lambeth?

A kitchen renovation involves several trades: a kitchen fitter, electrician, plumber, plasterer and tiler. A knockthrough also needs a structural engineer and a builder experienced in temporary propping. On a straight replacement, some kitchen companies supply the full labour package. On a knockthrough or bespoke project, it’s more common to appoint a lead contractor who manages the other trades.

When comparing quotes for a Lambeth kitchen renovation, ask each specialist:

  • Does the quote include the structural engineer, Building Regulations and Party Wall costs for the knockthrough?
  • Which trades do you employ directly, and which are subcontracted?
  • Have you worked in Lambeth conservation areas, and can you advise on window rules?
  • What is the lead time on the units, and is delivery included?
  • Can you give references from knockthrough projects in Lambeth Victorian terraces?

Milestone payments as standard. Every QuoteMyRenovation builder agrees to milestone payments, so you only pay as each stage is completed. We check in with you before every payment. How milestone payments work
