Kitchen Renovation Islington

The kitchen is where most Hammersmith and Fulham households spend their day. In the borough’s Victorian and Edwardian terraces, it was often designed as a small back room, cut off from the rest of the house, and that’s why so many people here are rethinking it.

Some want a straight replacement: new units, worktops and appliances in the same room. Many go further and knock through to the dining room to make one open-plan kitchen-diner. Others combine a new kitchen with a side return or wraparound extension.

Most kitchen work doesn’t need planning permission, but structural work does need Building Regulations approval, and in a terrace a knockthrough usually means a Party Wall notice. In the borough’s mansion flats, the freeholder’s consent often matters more than the council’s.

This guide covers kitchen renovation costs in Hammersmith and Fulham, how to choose your project, planning and Party Wall rules, period homes and mansion flats, timings and how to find a vetted specialist.

Kitchen renovation costs in Hammersmith and Fulham

Kitchen renovation costs in Hammersmith and Fulham range from around £7,000 for a basic replacement to £120,000 or more for a bespoke in-frame kitchen. The biggest factors are the units and worktops you choose, whether walls are moving, and how much plumbing, electrical and structural work is needed.

Labour and access costs in the borough sit above the London average. Parsons Green, Hurlingham and Brook Green, where clients often choose bespoke kitchens and stone worktops, tend to run another 10-20% above these figures.

Prices include stripping out, first-fix plumbing and electrics, plastering, fitting the units and worktops, and second fix. Flooring, lighting design and appliances vary a lot, so check what each quote includes. On a knock-through, structural engineer, Building Regulations and Party Wall surveyor fees typically add £2,500-£5,000.

Choosing your kitchen project

A straight replacement

New units, worktops, appliances and flooring in the existing room, without moving walls. It’s the quickest and cheapest option and suits kitchens that are already a good size, such as those in larger W6 semis or houses that were extended by a previous owner.

A knockthrough

Removing the wall between the kitchen and the rear reception room to make one open-plan kitchen-diner. In most of the borough’s terraces, this wall is load-bearing, so it needs a steel beam, a structural engineer’s calculations and Building Regulations approval. It’s the single most popular kitchen project in Fulham and Hammersmith terraces.

A new kitchen with an extension

A side return infill or wraparound gives the kitchen more width and light, often with a glazed roof and doors onto the garden. It’s the biggest transformation and the most expensive, so people usually plan it as part of the new kitchen project.

A kitchen in a mansion flat

Barons Court, West Kensington and parts of Fulham have many mansion blocks. Kitchens there are often narrow and separate from the living room. You can open them up, but you’ll need the freeholder’s licence to make changes, and the block’s rules will shape the design (see below).

Planning and Building Regulations for kitchen renovations in Hammersmith & Fulham

Usually no planning permission needed

Usually no planning permission needed

  • Replacing units, worktops and appliances
  • Moving the sink, hob or plumbing within the house
  • Removing an internal wall for a knock-through
  • New flooring, lighting and internal doors

This applies in conservation areas too, because planning control covers the outside of a building and changes of use, not internal layouts in a house.

May need planning permission

  • Replacing windows or the rear doors where an Article 4 Direction removes those rights, which applies to some individual properties in conservation areas
  • Replacing windows or doors in a flat, which has no householder Permitted Development rights
  • A new external flue or extraction duct on the front of the house or a road-facing wall in a conservation area
  • Any work, inside or out, to a listed building, which also needs Listed Building Consent
  • A side return or rear extension, depending on its size

Building Regulations

Building Regulations apply to removing a load-bearing wall or a chimney breast, new electrical circuits, gas appliances and new drainage. Structural work needs a Building Control application. Electrical work must be done by a registered electrician who self-certifies it, and gas work by a Gas Safe registered engineer.

Party Wall notices for a kitchen knockthrough

In a terrace, the new steel beam for a knockthrough usually rests on the party wall you share with your neighbour, and the builder cuts a pocket into that wall to take it. That’s covered by the Party Wall etc. Act 1996, and you must serve notice at least 2 months before the work starts.

Removing a chimney breast on a party wall needs notice too. If your neighbour agrees in writing within 14 days, you can go ahead. If not, a party wall award is needed, typically costing £900-£1,800. Most neighbours in the borough agree, especially if you explain the work before the formal notice arrives.

Kitchens in period homes and mansion flats

Victorian and Edwardian terraces

Three things come up again and again in the borough’s older houses. Original walls are often lime plaster, which should be repaired with lime-compatible materials so it can breathe. Supply pipes may still be lead, and the kitchen is the moment to replace them. Floors in the rear outrigger are often uneven or sit at a different level from the front of the house, and need levelling before a new floor goes down.

Many kitchens also have an old chimney breast taking up wall space. Removing it frees room for tall units or an island, but the chimney above must be properly supported on steel or gallows brackets, approved by Building Control, with Party Wall notice if it’s on the shared wall.

Mansion Flats

If you own a leasehold flat in a mansion block, check your lease before you design anything. Most leases require the freeholder’s written licence to alter for structural changes, new plumbing routes or new extraction ducts. Many also require carpets or acoustic underlay rather than hard floors, restrict working hours and noisy work, and require a method statement before work starts. Allow 4-8 weeks for the licence and budget for the freeholder’s surveyor’s fees.

Kitchen renovation in each part of the borough

Fulham and Parsons Green (SW6)

The knockthrough is the standard kitchen project on Fulham’s terrace streets, often combined with a side return. Around Parsons Green, Hurlingham and the Peterborough Estate, bespoke in-frame kitchens and stone worktops are common.

Hammersmith, Brook Green and Ravenscourt Park (W6)

W6 has a wider range of houses, so both straight replacements in larger kitchens and knockthroughs in terraces are common. Brook Green and Ravenscourt Park see more premium kitchens.

Shepherd's Bush and White City (W12)

Smaller Victorian terraces and flats, where a well-planned mid-range kitchen and a knock-through make the biggest difference for the money. Costs here are closer to the London average.

Barons Court and West Kensington (W14)

More mansion flats and converted houses, so freeholder consent and the block’s building rules are a key part of the planning. Allow extra time before work can start.

How long does a kitchen renovation take in Hammersmith?

  • Straight kitchen replacement: 1-3 weeks on site
  • Knockthrough with a new kitchen: 6-10 weeks on site, or 4-6 months in total, including design, the 2-month Party Wall notice and Building Regulations
  • Mansion flat kitchen: allow 4-8 weeks for the freeholder’s licence before work starts
  • Bespoke kitchen: units typically take 8-16 weeks to make, so order them before building work begins

Your builder should plan the order of trades so the room is ready when the units arrive. A temporary kitchen in another room makes the weeks without one much easier.

How to pay for your kitchen renovation

Every QuoteMyRenovation builder agrees to milestone payments. A typical schedule is a 10% deposit, then payments when the strip-out and first fix are complete, when plastering and making good are done, when the units are fitted, and when worktops, appliances and second fix are finished, with 5% held back until any snags are fixed. If units are ordered months ahead, ask whether you can pay the kitchen supplier directly. We check in with you before each payment. See how milestone payments work →

How to find a vetted kitchen renovation specialist in Hammersmith and Fulham

A kitchen involves more trades in a small space than almost any other project: a builder, plumber, electrician, plasterer, fitter, tiler and often a structural engineer. When you compare quotes, ask each specialist:

  • Have you done knockthroughs in SW6, W6 or W12 terraces?
  • Does the quote include the structural engineer, Building Control and Party Wall costs?
  • Who supplies the kitchen, and what’s the lead time on the units?
  • Are worktop templating and fitting included?
  • How will you protect the rest of the house and keep dust down?
  • Will you provide a programme of works with milestone payment dates?

QuoteMyRenovation matches Hammersmith and Fulham homeowners with vetted local kitchen specialists who read your brief before deciding to quote. You get up to 3 matched quotes from specialists who know what you need, with no cold calls. It’s free to use.
