Four steps take you from the first idea to a finished project, paying as the work progresses.
In many Hammersmith and Fulham terraces, the family bathroom is in the same place it was a century ago: at the back of the first floor, in the outrigger over the kitchen. It’s often cold, a bit small, and the one room everyone in the house queues for.
A bathroom renovation is one of the most common projects in the borough. Some homeowners simply replace a tired suite. Others rework the layout, add an en-suite in a new loft, or turn a small bathroom into a walk-in shower room or wet room.
In the borough’s mansion flats, a new bathroom also means dealing with the freeholder, the lease and the flat below. Water and noise travel, and most blocks have rules about both.
This guide covers bathroom renovation costs in Hammersmith and Fulham, the types of projects, what to expect in period homes and mansion flats, waterproofing, regulations, timings and how to find a vetted specialist.
Bathroom renovation costs in Hammersmith and Fulham range from around £4,500 for a basic re-suite and retile to £35,000 or more for a high-specification wet room on an upper floor. The size of the room, the tiles and sanitaryware you choose, and whether the layout or the floor structure changes make the biggest difference.
Labour and access costs in the borough run above the London average. Parsons Green, Hurlingham and Brook Green, where clients often choose natural stone and designer brassware, usually run another 10-20% above these figures.
| Project type | Typical cost (Hammersmith & Fulham) | Parsons Green, Hurlingham & Brook Green |
|---|---|---|
| Basic re-suite and retile | £4,500-£9,000 | Add 10-20% |
| Mid-range full renovation | £9,000-£18,000 | Add 10-20% |
| High-spec full renovation | £18,000-£35,000 | Add 10-20% |
| Loft en-suite (shower only) | £9,000-£17,000 | Add 10-20% |
| Full en-suite (shower and bath) | £15,000-£27,000 | Add 10-20% |
| Wet room (ground floor, solid floor) | £13,000-£24,000 | Add 10-20% |
| Wet room (upper floor, timber joists) | £20,000-£35,000 | Add 10-20% |
| Mansion flat bathroom | £12,000-£28,000 | Add 10-20% |
These prices include stripping out, first-fix plumbing and electrics, boarding, waterproofing, tiling, sanitaryware fitting and second fix. Sanitaryware, tiles and brassware vary widely in price, so check what each quote allows for. In a mansion flat, also budget for the freeholder’s licence and surveyor’s fees.
New bath or shower, basin, toilet and tiles in the same layout. It’s the quickest and cheapest option, and it suits a bathroom where the pipework and floor are in good condition.
The room is stripped back to the walls and floor joists. Pipework, wiring, ventilation and boarding are replaced; the layout can change, and the room is fully waterproofed before tiling. In a period terrace, it’s the right choice if the bathroom hasn’t been touched for 20 years or more.
Adding a shower room in a new loft is one of the most popular projects in the borough. The key question is drainage: a gravity connection to the existing soil stack is best, so the en-suite is usually placed above or close to the bathroom below. Where that isn’t possible, a pumped system works but needs servicing. See our guide to loft conversions in Hammersmith →
A level-access shower with no tray, where the whole floor is waterproofed and falls gently to a drain. On a solid ground floor, it’s straightforward. On an upper floor with timber joists, the floor has to be strengthened and set to a fall, and the waterproofing must be done carefully, which is why it costs more.
In most of the borough’s terraces, the bathroom sits in the rear outrigger above the kitchen. These rooms have three outside walls, so they lose heat quickly. A renovation is the moment to insulate the walls, fit a better window, and add underfloor heating or a heated towel rail.
Suspended timber floors flex, which can crack tiles and grout. Your specialist should check the joists, strengthen any that are notched or rotten, and use a stiff tile backer board before tiling. Joists cut for old pipework are very common.
Many terraces still have cast-iron soil stacks on the outside wall. They often work well, but check the joints and replace any cracked sections while the bathroom is open. Old lead supply pipes should be replaced at the same time.
Building Regulations require an extractor fan in a bathroom. It should extract at least 15 litres per second. Good ventilation is the best defence against mould in a cold outrigger bathroom.
If you own a leasehold flat in a mansion block in Barons Court, West Kensington or Fulham, read your lease before planning anything.
Most bathroom renovations don’t need planning permission or a Building Control application. The rules that do apply are:
A new window in a flat, or a window replacement where an Article 4 Direction applies, may need planning permission.
Outrigger bathrooms in Victorian and Edwardian terraces, often renovated alongside a loft en-suite. Around Parsons Green and Hurlingham, natural stone and walk-in showers are common requests.
Larger houses with family bathrooms and en-suites. Projects here often include converting a small bedroom or box room into a principal en-suite.
Smaller terraces and flats where a well-designed mid-range bathroom gives the best value. Costs are closer to the London average.
Many mansion flats, where the lease, waterproofing and the neighbours below are the main considerations.
Special-order tiles and brassware can take several weeks, so confirm lead times before the start date.
Every QuoteMyRenovation builder agrees to milestone payments. A typical schedule is a 10% deposit, then payments when the strip-out and first fix are complete, when waterproofing and boarding are done, when the tiling is complete, and when the sanitaryware is fitted and second fix is finished, with 5% held back until any snags are fixed. We check in with you before each payment. See how milestone payments work →Â
A bathroom involves a plumber, electrician, plasterer and tiler working in a small room, in the right order. When you compare quotes, ask each specialist:
– Have you renovated outrigger bathrooms or mansion flat bathrooms in SW6, W6 or W14?
– Which waterproofing system do you use, and do you flood test before tiling?
– Will you check and strengthen the floor joists?
– Is the electrical certificate included?
– What’s included for sanitaryware and tiles, and what’s a provisional sum?
– Will you provide a programme of works with milestone payment dates?
